I discovered the Green Residential property management team while searching for a company to manage several local Rice University properties.

A few years ago, as part of the Rice University Endowment’s Real Estate investments team, I was responsible for selecting the best property management firm for Rice’s local residential properties. We were transitioning from in-house to outside management, with the goals of decreasing our management burden, providing the best care for our residents, and maximizing the return on our investments.

From the beginning, and especially after interviewing nearly a dozen other Houston-area property managers, Green Residential was the only choice we could have made. I’m a real estate investor with portfolios in both Texas and Colorado and for the past year or so Leon and the team at Green Residential have done a stellar job managing my portfolio of more than a dozen houses and small multi-families in the Houston area. I have been VERY pleased with the way they have managed these properties.

Good property management is NOT easy to find and I personally went through a very lengthy and detailed interview process in which I considered several of Houston’s most highly rated property management companies and compared them on a number of factors including cost, competence, and flexibility in meeting owner’s needs. I selected Green Residential because they were highly competitive and in some cases really outperformed everyone else and I have not been disappointed. I have found the team here to be competent, experienced, and most importantly HONEST.

As a professional investor I’m a little bit surprised by some of the more critical owner reviews I have read on here. If your benchmark is perfection all comers will fall short, but consider what can go wrong with property management and I’ve seen it all happen… theft of your rent money, fabrication of invoices, referring of repairs to the owner’s brother in law who doesn’t have a clue what he’s doing, letting your property sit vacant for 6 months, HOA violations going unaddressed for which you’re never notified, horrible record keeping, money not being escrowed properly, owner distributions not coming on time or at all, fee structures that reward managers with more money every time they order a repair, invoices not provided, property statements poorly organized and unclear so you can’t tell the real story, tenants reporting dangerous repairs such as a leak or a dangerous safety issue and nobody responds and you get stuck with a giant bill or a lawsuit etc… None of these things have happened to me with Green Residential.

Money comes on time every month with clean easy to read statements and every single time I’ve had a question about anything I’ve received a very prompt courteous and sensible response, that is if the owner hasn’t already anticipated the question and called me about it personally. I would encourage anyone looking for a solid property management company to talk with Leon and give Green Residential serious consideration.

I have been in the investment property business in Houston for thirty years.  I have dealt with many property management companies during that time and all relationships ended with an unsatisfactory termination.  I had been managing my own properties in the Inner Loop the last six years, but because of the age and constant maintenance required of older properties, and stress, I decided to turn my properties over to someone else.  Needless to say I interviewed many companies.  I met with Leon Green and his staff.  They seem to have a very competent setup from software to maintenance calls.  What impressed me most was that there is no long term contract to “tie you up” if you are dissatisfied.  Also when we signed the agreement, Leon brought his entire staff and contractors and walked every property they are managing for me, looking in various units.  That gave his company a perspective on what I expect, but I have never had a management company do this.  They were very amenable to incorporate  certain changes in the lease agreements to what I wanted.  Their leasing agents are serious people and only have brought me people that qualify.  We have an extremely high qualification standard.  I am very pleased with the results Green Residential has obtained.

Thank god I turned over management to Green Residential. I was trying to manage my rental properties on my own. I was using a contractor to handle the repairs. I figured all I had to do is collect rent on Cozy and auto-pay the utilities. How wrong I had been! Dealing with all the issues in property management is much, much more. Especially handling all the constant phone calls for fires to put out. It really takes a team trained to handle all of it. Definitely worth spending some money. You can never get your time back..

Green Residential is the cornerstone partner in my Houston real estate team. After purchasing a property in Houston to live in and subsequently moving out of the Houston area, I knew I needed a strong and trustworthy property manager to take care of my investment. Green Residential has been that property manager and I am thrilled to have them.

As an example: when my tenant first moved in (and they found a great tenant), the tenant requested some repairs in one of the bathrooms. The specific request was not too much of a surprise to me, and after Green Residential reached out to their contractor and provided a quote, I authorized the work. The contractor ended up doing work beyond the scope of what was authorized and Green Residential held the contractor to the initial quote. I did not have to pay for work I did not authorize. I never had to negotiate/argue/be hassled by the issue. Green went to bat for me and I never had to be stressed by the issue.

In addition to the level of service mentioned above, Green’s owner’s portal makes it easy for me to retrieve documents without making phone calls. When the tenant raises a ticket, I am emailed automatically and then contacted by an office rep so I am never out of the loop. They have paid me on time, every time, with great documentation for all account transactions. Perfect for an out of town landlord like myself.

Even though I only have one property in Houston, they have given me the attention and service of a much larger client. If you need a property manager in Houston, I would not hesitate to recommend Green.
