Leon Green is a CPA and Vice President of Green Residential. Having a Certified Public Accountant (CPA) oversee the finances of each home under management provides Green Residential clients with the comfort of knowing the income, expenses & security deposits related to their property are being accounted for by a professional.
Green Residential uses a flat rate management fee to keep your rental property profitable. Our rental management fee allows us to properly staff our company to provide superior customer service.
Green Residential invests in web based technology to make sure we are able to respond promptly to requests from owners,investors, and tenants. In addition, Green Residential minimizes the number of homes each employee is responsible for managing.
Our management agreement can be cancelled without penalty at any time with 30 days written notice.
Our web based technology allows us to collect rent from tenants electronically and distribute rent electronically to owners at no additional charge to either party.
Green Residential has an administrative team whose primary responsibility is coordinating repair and maintenance requests. We use a web based repair & maintenance system which allows us to efficiently prioritize, assign, and manage all requests that are received. Our trusted contractors provide quality work at a reasonable price.
Every month Owners receive an electronic accounting statement which includes a copy of any repair/maintenance invoice paid during the previous month. Our in-house CPA reviews the monthly statements prior to the statements being distributed.
Our professional leasing team will ensure that each Owner’s property has the best opportunity to be leased quickly . Our leasing services include rental price analysis, professional quality photography, listing home on the local MLS (HAR.COM), prompt responsiveness to potential applicant inquiries, and tenant screening.
Tenant screening is a vital component of reducing your risk as a Landlord. Leon Green, CPA and Vice President of Green Residential, was an external auditor with Deloitte & Touche, LLP prior to joining the Green Residential team. His training as an auditor dictates the methodology that Green Residential uses to screen tenants. We assume nothing as fact until verified by credible evidence.
Green Residential believes that the photographs we take and use for our rental listings are important. We invest in top of the line cameras and digital photography software to assist our leasing agents in being able to provide professional quality photographs.
The Green Residential administrative team monitors a 24 hour support line during non-business hours to ensure that tenant emergencies are promptly responded to in order to provide excellent customer service to our tenants and ensure our Owner’s property is protected.
Green Residential inspection services include documenting the interior & exterior condition of the home while it is being occupied. Our inspections include detailed photos of the inside and outside of your home and points you to any areas of concern. Owners can request a property inspection by clicking here and filling out the online form. Green Residential property inspections are informal and not to be confused with an inspection performed by a Texas licensed inspector.
