We screen all prospective tenants at no cost to our clients. We screen tenants based on their credit, employment, and rental history, as well as conducting a criminal background check. We don't collect a management fee if you aren't paid, therefore we have an incentive to find the best tenant for you.
By having a Certified Public Accountant (CPA) oversee the finances of each home under management, we provide Green Residential clients with the comfort of knowing the income, expenses & security deposits related to their property are being taken care of by a professional.
Our professional leasing team ensures that each owner’s property has the best opportunity to be leased quickly. These leasing services include rental price analysis, professional quality photography, listing home on the local MLS, and prompt responsiveness to potential applicant inquiries.
Our web based technology allows us to collect rent from tenants electronically and distribute rent electronically to owners at no additional charge to either party. We assess late fees and send notices when a tenant fails to pay rent on time. All late fees are passed on to our owners.
We believe that the photographs we take and use for our rental listings are important because they entice prospects to view our homes. We invest in top of the line cameras and digital photography software to provide professional quality photographs.

Location of Austin
Situated in Central Texas, Austin is the southernmost state capital of the entire contiguous 48 states. It’s located 146 miles northwest of Houston, 182 miles south of Dallas, and 74 miles northeast of San Antonio – making it convenient to much of the Lone Star State’s popular sites, experiences, and amenities.
The actual city limits of Austin consist of a total area of 305 square miles, 7.2 square miles of which is water. Austin rests at the very foot of the Balcones Escarpment on the Colorado River and the city is fairly flat.
Austin, Texas has a rich and storied history – one that’s believed to have been the site of human habitation since at least 9200 BC. But it wasn’t until roughly 1830 that Mexican pioneers began settling the area. They likely chose the area because of its proximity to the Colorado River.
After Mexico’s independence, Texas became an independent country and the capital of the Republic of Texas was moved into the city of Austin. It wasn’t until 1845 that the annexation of the Republic of Texas into the United States of America occurred. And since that time, Austin has continued to serve as the capital of this great state.
Demographics and Income of Austin
According to CensusReporter.org, there are 390,395 households in Austin (including the metro area). The median age is 33.6 years old and there’s a 50-50 split between male and female residents.
Roughly 48 percent of Austin residents are white, 34 percent Hispanic, 7 percent African American, 7 percent Asian, and 2 percent identify as a mixture of ethnicities.
The per capita income in Austin, Texas is $43,923, while the median household income comes in around $71,543. (This figure is roughly 20 percent higher than the state of Texas median household income of $60,629.) And though Austin is one of the wealthier pockets in the state, 13.3 percent of the population falls below the poverty line. (This is slightly lower than the state average.)
Austin is very much a commuter city, with the average travel time to work clocking in at roughly 24.3 minutes. Much of this is due to the fact that so many people live in the suburbs and travel into the city for work.
Education in Austin
CensusReporter.org reveals that 89.8 percent of Austin residents have a high school degree or higher, while 54.1 percent have a bachelor’s degree or higher (which is 150 percent higher than the state average of 30.3 percent).
The high level of education among Austin residents is reflected in the number of businesses that were either started in the city, are currently headquartered here, or employ large segments of the population. This includes names like Dell, IBM, Amazon, Apple, and National Instruments.

- Barton Springs Pool is one of the more unique spots that local favor. It’s a massive three-acre outdoor pool that’s fed by underground springs. It stays a consistent 68 to 70 degrees, which makes it an awesome place to spend hot summer days.

According to the Austin Board of Realtors 2019 report, the median price for single-family homes in the city of Austin is $405,093. Approximately $378 million worth of single-family properties sold in the year, which was a 22 percent year-over-year increase from 2018.
