Our web based technology allows us to collect rent from tenants electronically and distribute rent electronically to owners at no additional charge to either party. We assess late fees and send notices when a tenant fails to pay rent on time. All late fees are passed on to our owners.

Situated in Harris County, Humble is a community just outside of Houston, but it represents one of the most attractive regions in the greater Houston area. Before you choose to buy a property in Humble, however, you should familiarize yourself with the area, and what it offers both homeowners and real estate investors.
Humble is located roughly 20 miles to the northeast of Houston, which means about a 20-to-25-minute commute for Houston workers thinking about settling in Humble. The city is located immediately off Interstate 69, which makes it easy to travel to and from, and is also placed just a few miles to the east of George Bush Intercontinental Airport.
Humble occupies an area just shy of 10 square miles, and downtown Humble sits on a salt dome. Like much of the surrounding region, the climate here is hot and humid, especially in summer, with mild winters.
One of the potential draws of Humble is its fascinating development history. Settlers started to move to the region in the early 1800s, believed to be led by a man named Joseph Dunman around 1828.
The city was named after one of its founders, Pleasant Smith “Plez” Humble, who built the first post office for the area and served for a time as a justice of the peace. The area began to grow swiftly due of the ready availability of crude oil, and a ferry across the San Jacinto River made transportation much easier than before.
Later, the Humble Oil Company would take the name of the city and incorporate it into its brand. Eventually, Humble Oil merged with Exxon.
In the early 1900s, the oil market truly exploded, and railroads started linking various settlements throughout the Houston area. By 1905, Humble could claim it hosted one of the biggest and most productive oilfields throughout Texas.
Those fields are still active today, and have produced nearly 140 million barrels of oil, altogether. Though oil remains a strong pillar of the local economy, the boom has faded, and over the decades, most landowners returned to farming and timber.
Since the opening of the Houston Intercontinental Airport in 1969, Humble has again become a popular destination.
Humble is a relatively small city, reporting a population of 15,402. Population density is 1,561 per square mile, making it significantly less thickly settled than downtown Houston (which is packed close to 3,500 per square mile).
But Humble’s density is higher than the overall Texas average of 91 per square mile. Median age for the city is 34.8, and 51 percent of its residents are married.
More notably, Humble is home to a diverse population. Its white population stands at just shy of 54 percent, compared to the statewide average of nearly 75 percent, and it has an African-American population of 21.8 percent, and a Hispanic/Latino population of 43.5 percent.
More than a third of the population in Humble can speak fluent Spanish. The majority of citizens earn between $25,000 and $40,000 per year, with a median income of $37,800, though there are representatives in all income brackets.
Humble is home to three public elementary schools: Humble Elementary School, Jack M. Fields Senior Elementary School, and Lakeland Elementary School. Humble is also home to Ross Sterling Middle School (formerly known as Humble Middle School), Humble High School, Atascocita High School, and Summer Creek High School.
The school district has gotten a 6 out of 10 rating on Greatschools.org, so it rates slightly above average.

The average price of a home in Humble has remained relatively steady over the past three years, though it has seen a slight and consistent rise. In addition, the average time that a home in Humble remains on the market is about 60 days.
One of the few downsides of Humble, Texas is its higher-than-average crime rate, which may be a factor that keeps home prices a bit lower than their market value would otherwise predict.
