Our web based technology allows us to collect rent from tenants electronically and distribute rent electronically to owners at no additional charge to either party. We assess late fees and send notices when a tenant fails to pay rent on time. All late fees are passed on to our owners.

San Marcos is the definition of convenient. It's located just 30 miles southwest of Austin and 51 miles northeast of San Antonio. The city, which is comprised of 30.3 square miles, is situated on the Interstate-35 route between exits 199 through 208.
Because of its location, San Marcos's climate is warm and humid throughout much of the year, including hot summers. Annual precipitation is roughly 34 inches, on average.
Population and Demographics
According to data from CensusReporter.org, the population of San Marcos sits right around 63,000 people. This includes an estimated 30,118 households. The median age is 34.3 and the male-to-female split is 51 percent to 49 percent.
The per capita income in San Marcos is $33,872, while the median household income is $74,092 (which is roughly in line with the Texas state average). Roughly 10.5 percent of residents live below the poverty line (which is approximately 80 percent of the state average).
The first human habitation of San Marcos can be traced back roughly 10,000 years when very early settlers flocked to the area, presumably because of its large collection of springs.
In 1846, the first Anglos settled in the San Marcos area, and a town enter was laid out in 1851. The town quickly became recognized as a center for milling agricultural products. And over the decades, much of the area’s commerce came from the International-Great Northern Railroad, which allowed cattle and cotton exports to be monetized by local farmers and business owners.
It wasn’t until 1973 that San Marcos and Hays County were first officially recognized by the U.S. Census Bureau. By that time, the city’s population had flourished to 25,000 residents.
Today, ease of transport makes San Marcos a suburb of Austin, Texas. In fact, it’s considered part of the Austin-Round Rock-San Marcos metropolitan area.
San Marcos, as a city, is considered very highly educated. Roughly 84 percent of local residents have a high school degree or higher, while 38 percent have a bachelor’s degree (which is 10 percent higher than the state average).
San Marcos features seven high schools, nine middle schools, 16 elementary schools, and 33 preschools. There are also 35 private schools in the area, many ranging from K-12.
Things to Do
San Marcos might not have some of the same leading attractions and sites that Austin or San Antonio do, but it still has plenty for locals to experience. This includes:
- San Marcos River. This beautiful river is actually a closed water supply that originates from a natural spring at one end. Not only is it brimming with a natural ecosystem of plants and animals, but it’s also a favorite spot for swimmers, snorkelers, tubers, and families!
- San Marcos Premium Outlets. If you get bored of Amazon and want to experience a traditional shopping experience, look no further than these premium outlets. Not only do they feature dozens of name-brand stores, but the prices are impressive.
- Wineries and breweries. The San Marcos area is ripe with wineries and breweries, most of which offer tours and dining experiences. They include Three Dudes Winery, Middleton Brewing, and Roughhouse Brewing.
- Commemorative Air Force. The Central Texas Wing hangar is an impressive place. It houses seven different CAF aircraft, including a rare flying P-39Q Bell Aircobra, a Beech C-45 Expeditor, and the B-25J Yellow Rose. It’s a great place to take kids on the weekends!
- Texas State University. Texas State University has a football team and a football stadium, which buzzes with activity and excitement on five or six Saturdays every fall. It’s a great, inexpensive way to watch live college football.
- Wonder World Cave and Park. This unique theme park consists of the Balcones Fault Line Cave, as well as trains, waterfalls, petting parks, entertainment, and attractions. It’s a must-visit site for those in and around San Marcos, Texas.

The housing market in San Marcos is certainly competitive, but it’s also much more affordable than neighboring cities like Austin and San Antonio.

The housing market in San Marcos is largely comprised of renters (75 percent), with just one-quarter of residents being homeowners. Approximately 41 percent of the single-family homes have been built since 2000, while just 13.7 percent were built prior to 1969.
