If you’re looking for a small, beautiful town in west-central Harris County, very near to the Houston metropolis, you should consider Jersey Village, Texas. It’s on the outskirts of the Houston-Sugar Land-Baytown metropolis area, and it’s an excellent place to either raise a family or invest in property. If you’re looking for great real estate in Jersey Village, here are some things you should know about the city.
In 1936, Jersey Village was nothing more than a dairy farm in Harris County. F&M Dairy was owned by Clark W. Henry who raised Jersey cattle. Several people moved onto his ranch land and were hired as helping hands, and several residencies were formed.
As Henry aged, his health declined. He stopped ranching and donated his land so that it could become a residential community. With the land and financial donation of Mr. Henry, members of the Garden Oaks Baptist church started developing the community; in 1954, the first family moved in.
The area had five miles worth of streets, including water services, gas, and sewage. There were only a few houses at first on Jersey Drive, but soon more people moved in and built houses. By 1956, there was a school, an 18-hole golf course, a volunteer police force, and a city park. With these amenities, it was decided to finally incorporate Jersey Village into a city rather than letting it be assimilated into Houston Property.
The growth of Jersey City was only just beginning. In 1961 it had just shy of 500 residents, and no more amenities than there were at its incorporation. In 1972, Jersey Village got its first city hall building. Shortly after, an auto mechanic shop came on the scene, a park pavilion was built, and they expanded on the fire department building. New laws were passed to give the members of Jersey Village more power over taxation and government, and by 1990, it had grown to nearly 5,000 residents.
According to the latest census, Jersey Village now boasts nearly 8,000 residents that take up 2,840 households. There is very little diversity in this neighborhood with the vast majority (87%) being white. There’s a small percentage of African American, Pacific Islander, Native American, Hispanic, and Asian residents here as well.
The standard of living is quite high for Jersey Village. Data from the Jersey Village website indicates that 61 percent of workers in the city have white collar jobs while only 38 percent are in the blue collar class.
The top jobs in Jersey Village are sales, office and administrative support, executive managers and administrators, and construction and extraction. Because of Jersey Village’s very small size, most people who live in Jersey village commute to the Houston metropolis for work. The average commute is just 27 minutes, and Jersey Village is located very near to the Energy Corridor as well as thousands of jobs within the city.
The median income is $72,740. That’s 28 percent higher than the nation median and 29 percent higher than the median in the state of Texas. This indicates that nearly 60 percent of the households in Jersey Village make more than the national average every year.

Things are dropping right now, but in about five years, the market will be back up. You’ll get to purchase a home at a lesser value and collect the appreciation in time.
The standard of education is quite high in Jersey Village. The majority of residents have finished a bachelor’s degree, graduate degree, or some college, and almost all have finished high school, which is great for the job market.
Jersey Village is part of the Cypress-Fairbanks ISD, which has a rating of 6 out of 10 on Greatschools.com. According to Great Schools, most students attend the neighborhood school. Jersey Village has an elementary school, junior high, and high school within the city limits, so residents will likely attend one of these schools.
However, many schools within the district allow intradistrict transfers to attend another school in the area. For example, some families who can afford the transportation costs will send their kids to Katy ISD, which is one of the best school districts in the entire state of Texas. It’s about a 30 minute drive but promises a higher standard of education.
Still, Jersey Village schools offer a quality education with a decent amount of extracurricular activities. Most residents (about 93 percent) graduate high school, and most go on to complete at least some college. There are 57 colleges and 28 universities within 50 miles of Jersey Village limits, which gives residents plenty of options for education.
Because Jersey Village is such a small town, there’s very little as far as regular events and activities. However, there is a beautifully landscaped city park and an 18-hole golf course. There are also a few restaurants in the area boasting a variety of ethnic cuisine.
For entertainment, most people visit Houston, Sugar Land, and the surrounding areas. Within this giant metropolis are hundreds of restaurants and bars, museums, art galleries, theaters, events, shopping, and any other activity that meets your fancy. The drive is less than 30 minutes, which means you can enjoy small town life but have all the convenience of a major city.
