Should I Invest in a Missouri City, Texas Property?
The greater Houston metropolitan area is home to a range of interesting neighborhoods, suburbs, and regions, and Missouri City is one of the most unique. If you’re thinking about buying a rental property, an investment property, or even a home for your family, this is what you need to know about the area before scouting for properties there.
Most of Missouri City lands in the eastern part of Fort Bend County, though a portion of it spills over into Harris County to the north. Houston borders Missouri City to the northeast, and Sugar Land borders it to the west. The entire area is surrounded by unincorporated lands.
The city is approximately 17 miles from the center of downtown Houston, and occupies just shy of 30 square miles. A portion of that square mileage is occupied by water, such as that from Oyster Creek, which runs through the municipality north to south.
While Missouri City doesn’t have a public transportation service of its own, the transportation authority of Harris County, METRO, is available to residents.
Like many cities around Houston, Missouri City saw its first economic and population boosts thanks to the introduction of the railway system. Rail lines stretched from Houston to Stafford, passing straight through what is now Missouri City, back in 1853. The city was formally named in 1893, when two real estate investors purchased land in the area in an effort to promote expansion.
A blizzard in 1895 deterred many initial settlers, but those who remained began building the economy with farming and ranching. When oil was discovered at Blue Ridge in 1919, the town received renewed interest, and not long after, a salt mine brought even more jobs and people to the area. By the 20th century, thanks to the advent of modern transportation, the city became well-connected to Houston, Sugar Land, and other prosperous cities in the metropolitan area.
In the 1980s, a major economic downturn caused property values to drop and wealthy families to move out of the neighborhood. In response, an influx of middle-class African American residents began to buy up the affordable housing in the area. Many of them were first-time homeowners. Within a decade, home values started rising again, turning Missouri City into what BET once described as a “model city” for middle-class African Americans, and one of the economically strongest suburbs in the greater Houston area.
The population of Missouri City currently stands at a little over 69,000, putting its population density at 2,400 (lower than Houston, but higher than most rural suburbs). The median age is 37.9, with the majority of its citizens aged 25 and older. Missouri City is home to a racially diverse population, with 43.7 percent of its citizens being African American, 17.2 percent being Hispanic, and another 15.5 percent being Asian, compared to only a 33.5 percent Caucasian population. Over 30 percent of residents speak a non-English language, 12 percent of which speak Spanish primarily.
More than 50 percent of households make an income of $60,000 a year or more, with the median household income resting at $107,000. In addition, more than 66 percent of residents have a bachelor’s degree or higher.
Missouri City is home to one of the biggest and best-maintained parks systems in the greater Houston area. In total, the area has more than 20 different parks, covering more than 393 acres of land. Some of the most notable parks in the area include Buffalo Run, Freedom Tree, Hunters Glen, Oak Hill, Lexington Creek, and the Recreation and Tennis Center, which includes a cardio and weight room, gymnasium, batting cages, and multi-purpose rooms (in addition to public tennis courts).
Attractions and Amenities
There are several fun things to do in Missouri City, in addition to visiting their fantastic parks system. Several golf courses, including Quail Valley, are available. You can see a play at Miller Outdoor Theater, you can scope out the Houston Museum of Natural Science, or even visit Missouri’s SkyZone indoor trampoline park. You’re also less than a 20 minute drive to downtown Houston, where there are even more attractions to keep you entertained.
The school systems in Missouri City are adequate, but aren’t as strong as the schools in surrounding areas. They currently rank as a 6 out of 10 on GreatSchools. There are two primary school districts operating in Missouri City; the Fort Bend Independent School District serves the portion of Missouri City in Fort Bend County, while the Harris County portion is served by the Houston Independent School District.
Elementary schools include: E. A. Jones, Glover, Hunters Glen, Lantern Lane, Palmer, and Quail Valley. Middle schools include: Lake Olympia, Missouri City, Quail Valley, and Baines. High schools include: Elkins, Hightower, Thurgood Marshall, and Ridge Point. The Houston Community College System also serves the entire region.
The Housing Market
The median closing price for a home in Missouri City is $176,000, with a median price per square foot of $117. Over the course of the past three years, home prices have remained relatively stable. Most of the houses were built post-WWII, but new houses and developments are built every year as the area generates more and more interest. The communities are strong and growing, yet houses are still affordable, making it a worthwhile consideration for investment.
